And as you can see, we don't start to look for deals until we've thought through our position. What type of equity that we have, the borrowing capacity that we have, where we're willing to travel. The location attributes, our time availability, our experience and skill sets, all the way through to then the final phase of execution.
Then, we actually start to look for deals because we know that we're looking for them with purpose.
